Vila Floriana - No Website to 80% Occupancy in 6 Weeks
Client: Vila Floriana - 5-room guesthouse near Băile Figa salt spa, Transylvania, Romania Year: 2026 Services: Performance Marketing · Web Design · Conversion Tracking Category: Hospitality / Local Business
THE HERO NUMBERS
6.4x Return on ad spend
80% August occupancy rate
€1,140 Total ad spend
€7,340 Revenue generated
THE CHALLENGE
Vila Floriana had five rooms, a great location a few minutes from one of Transylvania's most popular salt-water spas and no way for anyone to book directly.
No website. No Google presence. No tracking. Every guest came through recommendation and phone calls and booking.com
The owners wanted direct bookings. The problem: Google Search ads need a destination, and sending paid traffic to a Booking.com listing means paying twice, once for the click, once for the commission, while your competitors are displayed in the sidebar of the page you just paid to send someone to.
We had six weeks until peak season.

THE APPROACH
01 - Build the asset first
We built a single-page site engineered for one job: turn a search into a phone call.
No booking engine, no room inventory system, no unnecessary complexity. A fast-loading landing page with the offer above the fold, salt-spa proximity as the hook, and two conversion paths: tap-to-call and WhatsApp, the two channels this audience actually uses.
Domain, hosting, SSL, site and tracking: live in one day.
02 - Track what actually matters
With no online booking system, most agencies would have run this campaign blind.
We set up conversion tracking on click-to-call and WhatsApp initiations - the real moments of intent for a guesthouse. That gave Google's bidding algorithms something to optimize toward, and gave us the data to separate high-intent search terms from tourists looking up ticket prices for the spa.
We kept a very close contact with the owner and asked her to send us each time she finalizes a reservation a message on whatsapp with the date and the number of rooms.
03 - Separate intent from noise
The keyword data told a clear story. Searches containing "cazare" (accommodation) converted at 10.5% with a €3.40 cost per conversion. Generic spa-name searches, people checking opening hours and ticket prices, converted at 2% and cost €19 per conversion.
Same location. Same ad. Completely different intent.
We rebuilt the negative keyword structure around that distinction, cutting spend on informational traffic and redirecting budget to searches with booking intent.
04 - Scale against real capacity
This is where most hospitality campaigns waste money: scaling traffic toward dates that are already sold out.
We tracked the occupancy calendar alongside campaign performance and scaled budget only toward genuine availability. When the first half of August filled up, we pushed spend toward the second half which at that point was completely empty.
By month end, 8 of those 11 empty days were fully booked.
THE RESULTS
Metric | Result |
|---|---|
Return on ad spend | 6.4x |
August occupancy | 80% (124 of 155 room-nights) |
Days at full capacity | 20 of 31 |
Cost per booking | €7.40 |
Click-through rate | 6.54% |
Conversion rate | 5.36% |
Conversions tracked | 150 |
The commission math: at 15%, Booking.com would have taken roughly €1,470 on this revenue. Total ad spend was €1,140, and it built an owned asset, a first-party customer list, and an account with historical data to optimize against next season.
Month one: 36% occupancy the campaign launched mid-July from zero. Month two: 80% occupancy, 20 days sold out.
THE TAKEAWAY
Local service businesses are often told they need a full booking platform, a content strategy and a six-month runway before paid search makes sense.
They don't. They need a page that loads fast, a way to measure the phone call, and someone paying attention to which searches actually mean "I want to book."
It's very important to have a nice website and few buttons, no a whole booking system in order for this to work.
